ZONING BOARD OF APPEALS
PLEASE TAKE NOTICE that the Zoning Board of Appeals of the Incorporated Village of Bayville will hold a Public Hearing at the Village Hall, 34 School Street, Bayville, Nassau County, New York, on Wednesday, February 22, 2017 at 7:30 p.m. to consider the following application:

Applicant wishes to construct a two-story addition requiring the following variances:
Chapter 80, Article XVI, Section 80-82 Alternations
Any alteration to a nonconforming use, building or structure that would change the building’s front yard, side or rear yard shall not be permitted unless an application for variance is made to the Board of Appeals.
Chapter 80, Article VIII, Section 80-40 (A) Height Restrictions
No building shall exceed 2 ½ stories, or 28 feet in height measured from the average ground level; the addition height is 28 feet, with a cupola measuring 4.6 feet, for a total height proposed at 32.6 feet.
Chapter 80, Article XIII, Section 80-60 (G) Supplementary Area Provisions
A utility shed may be erected in a rear yard, provided such shed does not exceed 120 s/f of floor area and 9 feet in height; the existing shed is located in a front yard with a floor area of 244.7 s/f.
This property is known on the Land and Tax Maps of Nassau County is Section 29, Block 62, Lot 571 in the Residential F District. It is also known as 18 Private Road, Bayville, NY.
