Building Department

Dedicated to maintaining the safety and integrity of our village, the Building Department oversees all land use, construction, and renovation projects to ensure compliance with federal, state, and local laws. From reviewing plans and issuing permits to conducting on-site inspections, we ensure every project meets rigorous safety codes.

Additionally, we actively investigate community complaints regarding zoning, property maintenance, and construction to preserve the quality of life for all residents.

We are here to help you navigate the New York State Uniform Fire Prevention and Building Code and local procedures for building permit application and code compliance necessary to ensure the health, safety and resilience of your home, building or property.

If your project includes the erection, construction, enlargement, alteration, removal, improvement, demolition, conversion, or change in the nature of the occupancy of any building or structure or related improvement (Village Code §13-7A.), a building permit shall be required.

No building permit shall be required for the performance of ordinary repairs which are not structural in nature. This typically includes repairs to gypsum board (sheetrock), flooring, carpeting, painting, wallpapering, or similar finish work.

Plumbing permits are required to install any new plumbing or drainage work in a building or structure, or to extend or alter any existing plumbing or drainage work (Village Code §52-11A.)

No plumbing permit shall be required for repairs. Repairs to existing plumbing and drainage or the replacement of existing fixtures with others may be made without filing an application and securing a permit, but such repairs shall not be construed to include new vertical or horizontal water supply, soil, waste or vent pipes, or connecting additional fixtures to existing soil or waste pipes or main house drains. (Village Code §52-11C.)

All plumbing work, whether a permit is required or not, must be performed by a Village licensed Plumber, in accordance with Village Code §52-1.

Certain permit applications may require approval from external agencies such as Nassau County Department of Public Works (i.e. 239-F), New York State Department of Environmental Conservation (i.e. Tidal Wetlands), and/or the United States Army Corps of Engineers. Discuss the external agency requirements with your New York State Registered Design Professional, as these are submitted separately and apart from your building permit application.
