How do I apply for a Building Permit?
What is a Building Permit?
- A building permit is official permission from a local government to begin construction or renovation, ensuring a project meets safety, zoning and building code standards.
How do I make sure I get the right contractor?
- It is important to make sure your contractor has a valid and unexpired license with the Nassau County Department of Consumer Affairs. Whether your project requires a permit or not, every contractor must be licensed.
- Check the Nassau County Consumer Affairs Valid Business License Search to confirm that your contractor is licensed and has the type of insurance coverage applicable to the work they will be doing. For example, the licensed contractor may be insured to do kitchens, but not dormers and extensions. They may be insured to do dormers and extensions, but not bathrooms and kitchens. CHECK THIS CAREFULLY!
- After license review, request proofs of their New York State Disability Insurance, Workers Compensation Insurance, and General Liability Insurance.
What do I need to know before I hire a contractor and/or N.Y.S. Registered Design Professional?
- We recommend you be clear about your expectations, your budget, and get at least three estimates and make sure to ask for references from a few recent clients who have used them for similar projects.
- Having a written agreement between you and your contractor/N.Y.S. Registered Design Professional is critically important. This agreement should ensure that your contractor is responsible for:
- Meeting all insurance requirements
- Obtaining and paying for all necessary permits from the Building Department
- Scheduling all required building inspections with the Building Department, and ensuring that the work done passes each inspection
- Closing out the building permits with the Building Department once the work is complete.
- Correspondence from the Building Department will be directed to the applicant only. Most of this communication will be via the GovWell permitting portal. If you, the homeowner, are not the applicant, please contact the applicant, not the Building Department, regarding current status or updates.
What happens once my contractor applies for a permit?
- Although the contractor applies and pays for the building permit, the home/property owner is exclusively responsible for the work being done. Failure to comply with the process from start to finish will likely result in difficulties when you go to sell your property which could cost you additional money and delay your sale considerably.
The work is complete. Is there anything else I need to do?
- Please contact the Building Department to ensure that all inspections are passed, that there are no violations outstanding, that a Certificate of Occupancy (or Compliance/Approval) has been issued by the Building Inspector and that the permit is closed.
